Please read Terms & Conditions before booking 

 Cottages are strictly no smoking.

A deposit of £50 per cottage is required.If you have to cancel your booking the deposit will be refunded if we are able to re-let the cottage. All payments confirmed in writing or by e-mail. Balance due 4 weeks before the arrival date. Please make cheques payable to Mrs G. Bebbington.

For large group bookings involving more than one cottage a deposit of £100 per cottage is required with the balance, this "fair wear & tear" deposit is refunded within 7 days of your departure.

It is an essential condition of hire that the cottage is left in good order and in the same clean and tidy condition as found

We are here to welcome guests and show you the cottage. The cottage is ready for you from 3pm on the day of arrival and you are requested to leave by 10am at the latest on day of departure.

All bed-linen, towels and tea-towels for the kitchen are supplied.Towels are supplied 1 bath 1 hand towel per person. per person. Cot and highchair available free of charge, please supply own cot linen.

Parents are expected to take full responsibility for supervision of their children.For health and safety reasons there are areas on the farm where guests are not permitted.

Cars, contents, baggage and all personal items are at owner's risk.Cars parked in the courtyard or the designated overspill parking area are at owner's risk.

Dogs are permitted in selected cottages by prior arrangement (max. 2). We make a small charge of £10 per pet.Please keep dogs on a lead and under control at all times in the courtyard area.Dogs must not be allowed to foul the communal garden area.There are many walks direct from the cottages where you may take the dog. We can supply a basket,but bring your dogs own bedding and feeding utensils.Dog owners are responsible for and expected to pay for any damage caused by their pet.Please hoover the cottage thoroughly before you leave.

Dogs must not be left unattended in the cottage at any time. We can provide details of local kennel services offering day rates only 1 mile away, never leave a dog in a hot car whilst visiting attractions.

Minor breakages may occur and we do not expect payment for the odd glass, but please tell us so replacements can be found. However, breakages or damage of a more substantial nature must be paid for, the person who made the booking will be responsible for any damaged caused.
